ORMEAU REAL ESTATE MARKET CONTINUES TO REMAIN STRONG

Local resident and Ormeau real estate agent, Morgan Oliver reports that the real estate market in Ormeau continues to remain strong.  Whether it is buyers interested in real estate in Ormeau Hills or real estate in Ormeau, the demand from purchasers is still out-stripping supply.

Morgan says, “the steady flow of purchasers looking for property in Ormeau Hills and Ormeau remains strong and is showing no sign of letting up just yet.”  While buyers have been re-entering the market following COVID, the attributes of the Ormeau area are also attracting buyers to the area in droves.

Whilst nearby suburbs have average lot sizes below 500m2 and some allotments even as low at 300 to 350m2 in area, Ormeau on the other hand benefits from generous lot sizes, particularly in the established estates.  Lot sizes are generally above 600m2 plus there are beautiful acreage options available on the western side of the highway.

“There are a large number of the homes in Ormeau and Ormeau Hills that are around 10 to 12 years old, generally ripe for a make over and if not already established most properties also have enough space for a family pool to be added.  When you couple this with the proximity to the M1 entry and exit ramps both north and south it ticks another box in the real estate search criteria,” says Morgan.

Apart from larger lot sizes and commuting convenience other stand out attractions for Ormeau real estate include its proximity to the Yatala Industrial area; a train station located in the suburb; a good variety of local shopping centres with supporting retail outlets, such a chemists, restaurants, news agencies, hair dressers and bottle shops.

Morgan says, “another important that influences a lot of buyers is the proximity to schools, and Ormeau benefits extremely well in that regard.  There is an excellent selection of state and private schools in the area and adjacent suburbs covering primary and secondary schooling.”

Overall, the lifestyle attributes of real estate in Ormeau and Ormeau Hills plus the pent-up demand from the earlier COVID shutdown continues to produce a market that is very strong.  Most properties are generally on market for around a week before going to contract.  Morgan says, “the market is still experiencing a surplus of buyers in the market compared to the number of properties available for sale.”

If you are considering selling, Morgan says, “this is a great time to sell.”

At JMO Property Group we take great pride in how we present our sellers properties in the market.  Presentation and accurate market advice to our sellers has seen:

  • Multiple street records for the sales price achieved
  • Multiple sales under contract within 7 days of listing, and one under contract within 12 hours of listing
  • Sales achieved above asking price

Through his hard efforts, Morgan is achieving one of the highest median sales price for his vendors and his recorded advertised days on market is one of the shortest in the market, and significantly better than some of the well-recognised agents in the area.

If you go to market without discussing the sale of your property with Morgan Oliver, you might be engaging an agent that lacks his track record and successes.  Is this something you can afford to do?
